If you've ever pictured a quiet swim at sunset, a weekend cookout with the whole family, or kids splashing while you finally sit down with a cold drink, you already understand why homes with pools are some of the most requested properties I'm asked to find. I'm Melinda Vazquez, and I've helped buyers across the Emerald Coast find homes that fit the way they actually live. A pool changes how a home feels, so it deserves a close look before you fall in love with it.

A quick note on what's below: this guide focuses on single-family homes with pools. It doesn't include condos or townhomes with shared pool access, and I've labeled each listing so you can tell a private pool from a nearby community pool.
Why Buyers Love Homes with Pools
We live in a place where swimming season runs long and the weather is on your side. A backyard pool lets you cool off after work, host friends without packing coolers for the beach, and turn an ordinary Tuesday into something that feels like a getaway. For many of my clients, the pool becomes the center of the home: it's where birthdays, holidays, and quiet mornings happen.
Pools also make a home feel like a retreat. Screened enclosures, covered lanais, outdoor kitchens, and fire pits turn the yard into another living space, and that's a big draw for buyers moving from other parts of the country, relocating with the military, or buying a second home near the Gulf.
Pros and Cons of Buying a Home with a Pool
I want my buyers to go in with eyes open. Here's how I walk through it.
The Pros
- Year-round recreation and exercise right outside your door
- A built-in gathering place for family and friends
- Strong appeal in a warm coastal climate
- No crowds, no packing up, no waiting for a spot at the beach
- Outdoor extras like lanais, grills, and fire pits often come with the setup
The Cons
- Ongoing upkeep: cleaning, chemicals, equipment repairs, and eventual resurfacing
- Higher utility costs, especially if the pool is heated
- Added insurance considerations and safety requirements, such as fencing and gates
- Storm prep and debris cleanup after hurricane season weather
- Some neighborhoods and HOAs have rules about pool features or enclosures
What to Consider Before You Buy
When I tour pool homes with buyers, these are the questions we ask together:
Pool type and condition. Saltwater or chlorine, gunite or fiberglass, heated or not? Ask about the age of the pump, heater, liner, and surface, and request any service records. A pool inspection is worth it on top of your regular home inspection.
Safety. Fencing, gates, alarms, and the layout of the yard matter a great deal if you have young children or pets.
Insurance and flood zone. Talk with your insurance agent early so there are no surprises on premiums or coverage.
Total cost of ownership. Factor in maintenance, electricity, water, and whether you'll hire a pool service.
Yard and privacy. Look at the whole backyard, including shade, patio space, screen enclosures, and how much privacy you'll have.
Your lifestyle. The best pool is the one you'll use. Think honestly about how often you'll swim and entertain.
